Buying a property is never an easy task. First of all, a significant amount of money is involved, and any mistake could lead to costly consequences. Secondly, the property you buy will become one of the major factors determining the quality of your life, and any unsatisfactory choices in this matter could result in even more damage than money loss. That is why it is extremely important to avoid mistakes and bad decisions while buying real estate. Professional help from a real estate agent can make a big difference for you and save you a lot of trouble.

Before you begin
 
If you are considering buying property, the first step is to define your needs and wants, and establish your priorities. Once that is done, you will have a foundation for your search, so you will know what to look for and where.
 
I have listed below some major points that should be taken into consideration and some questions you should ask yourself:
  • Type of property. What are you looking for? A house, a condo, a townhouse, a cottage, etc.
  • Number of rooms. How many rooms do you want to have?
  • Square footage. What is the range of square footage that you need? How important is a bigger area for you, compared to other criteria?
  • Location. Do you prefer to live downtown, or in midtown, or in a well-established and quiet suburban area? Does it even make a difference, if the price is right? How important is closeness to highways or a subway for you?
  • Neighborhood. Are you looking for a safe environment for your family or do you desire vibrant living? Do you want good schools around, sport facilities for your children, or are you mostly interested in the club atmosphere and having art galleries nearby? Do you want to live closer to people with your ethnic background or do you prefer a more cosmopolitan surrounding?
  • New vs. Old. Should I buy property that is new or previously owned? There are pros and cons for both options. You will need to weigh them in terms of your own needs and preferences.
  • Extras. What would you like your property to come with? A huge deck, sauna, finished basement, big backyard, good landscaping, swimming pool, amazing facilities (in a condo), rooftop garden, etc.
  • Condition. Do you need something well-maintained so you don't have to do anything after moving in? Or are you a handy man and want to save some money by buying a property that is not in good shape?
  • Timing. When are you ready to move in - anytime, or after some particular date?
  • Purpose. Are you buying the property for yourself (to live in) or to rent it out?
  • Financial matters. What is your budget for this purchase? How big of a downpayment can you make? What kind of monthly payments can you afford?

    This list can go on. There are many other factors that should be taken into consideration when buying a property. That is why the first thing I do with my clients is collect as much data as possible, define their needs and goals, discuss their budget, set priorities, and so on.
